One of the initial questions customers ask when they call is: “How much do MagnaTrack screens cost?” Pricing motorized screens is not too difficult, but there are a few factors to consider that cannot be assessed on the phone. This pricing guide will address some of these factors to help you develop a budget and decide if MagnaTrack motorized screens are right for your project.
When a potential client calls McKenzie Outdoor Living looking for screens, the first questions are often seeking a solution to their problem(s), like weather and wind issues and about sizing. The second question is most often about pricing. MagnaTrack screens are custom-built for each project, factoring in the unique needs of each outdoor living space. The MagnaTrack system is patented, the screen material is top-notch, and all of the aluminum components are powder coated. These are high-end screens, designed to be enjoyed for decades.
Because MagnaTrack screens are built for durability and longevity, people are often frightened by the initial price tag, looking for a cheaper option, therefore sacrificing quality, durability, and aesthetics. All of this leads to wasted dollars and regret, not to mention that the issues necessitating the screens in the first place are not solved. If price is the single deciding factor or it’s the most important, MagnaTrack screens may not be the right fit for your project.
Before addressing pricing, there are two primary ways motorized screens are installed: outside mount and under/inside mount. To mount the screen, you must have a “frame” to mount the screen hood and tracks. The best way to describe it is to imagine a door frame with a header and two sides – the hood mounts to the header and the tracks mount to each of the two sides. The screens can be mounted “outside” of the frame or “under/inside” the frame. There are many factors that determine the mounting type, clearance, architectural or structural elements, ease of mounting, etc. Basic pricing assumes that the “frame” is square and plumb. If it is not, there may be additional build-out costs which can vary from installation to installation.
Assuming your installation is square and plumb, basic pricing begins with the height and width of each screen. MagnaTrack screens range between $3,500 and $10,5000, not including shipping and installation. Most of the screens we sell and install land somewhere in the middle.
If we are mounting the screen hood on a header and mounting tracks to posts that are plumb, it is a very simple estimate to write. The components and measurements will take minutes to draw up. A few factors will add cost to a motorized screen project:
• Size & scope of project
• Considerations & architectural elements of the home
• Add-ons & upgrades
• 2nd level and above
It’s simple. The larger the area that is screened, the higher the price tag. Below are a couple of examples.
Homeowners with expansive outdoor living spaces in need of screening will find that MagnaTrack screens can be manufactured up to 30’ wide and 24’ tall, with a few limitations. With larger screens come higher price tags, which will come as no surprise to those with large patios and beautiful views.
Other outdoor living spaces include gables and small openings that aren’t conducive to rectangular motorized screens. No problem, we can create fixed screens for those spaces. However, this adds scope, which adds cost.
Many homes have both siding and brick/stone/or other facade. Columns have caps, bases, or a stone wrap. There may be exposed hardware along a sizeable header beam, knee braces providing support and/or enhancing the look of a covered deck. Posts may be out of plumb. We might be screening a porch and need to attach tracks directly to the home.
Each home comes with its own character and aesthetics. We can work with those. We can cut into the stonework or the base of the post. We can plumb up the columns. While achievable, each of these considerations adds its own cost.
Depending on the installation height, lifts and other equipment may be required for crews to safely install your screen(s).
Staying within a budget for home improvements is no easy task. There are myriad ways to upgrade any purchase. Spending your hard-earned dollars wisely is your primary focus.
Understand the scope.
Be realistic about your project. If it’s worth doing, it’s worth doing right the first time. If you are going to spend the money, get everything you want and need to create year-round outdoor living space. Otherwise, you are wasting money on temporary fixes to long-term problems.
Finance your project.
We offer financing on our website HERE. You will almost certainly do better with your bank or credit union. Exploring home equity opportunities or other financing options before you purchase will give you more confidence in your final spending decision.
Break up your project.
If your outdoor living space needs four screens, purchase and install two screens now. Save up and purchase & install the other two in 6-12 months. Maybe you need respite from the sun beating through your living room windows, wind coming from a particular direction or privacy from your neighbor. Great! Let’s get those two screens first. Then we can fill in the sides later.
Prioritize your outdoor living space.
The final option is to make this space a priority and complete the full project. If you want a second living space for your home, look at this project like you would a kitchen remodel. It will improve your overall livability by adding square footage to your home.
Should you decide that MagnaTrack screens are not for you, there are endless options on the market.
